The reason why the keyboard on Apple Maps, Waze and Google Maps wasn’t working properly. 

The keyboard on iPhone set to one hand mode, as soon as you set it to full screen the keyboard on CarPlay works fine.

You can turn off one-handed typing from Settings > General > Keyboards and tap One Handed Keyboard.
